BASIC SERVICES

Before initiating any project, we begin with an open and honest discussion with you, the beneficiary. We want to fully understand your expectations, specific needs, and allocated budget. We analyze the plot or existing building, identify applicable urban planning regulations, and define the general direction of the project.

The concept stage is the heart of your project. We begin with the design brief — a document that defines your objectives, needs, desired areas, and site constraints. From there, we translate ideas into spatial solutions tailored to the context, through:

Site Analysis

We evaluate site layout, orientation, setbacks, and optimal access

2D Simulations

We create functional sketches, analyze circulation flows, and optimize space usage

Moodboard

We create a visual collage capturing the desired architectural language and atmosphere.

3D Simulations

We provide a realistic and volumetric visualization that helps you clearly understand space, form, and proportions.

This is the first legal step in any construction process. We prepare and submit the documentation required for obtaining the Urban Planning Certificate (PUC), which provides a full list of necessary approvals, requirements, and specialized studies for the Building Permit.

Afterward, we develop and submit the required documentation for securing all official permits and approvals – essential parts of the full Building

This stage involves the development of comprehensive technical documentation, integrating multiple key specialties required for obtaining the Building Permit.

Architectural Design

We define in detail the building’s configuration, materials, finishes, and building envelope layers and thicknesses, ensuring that the project complies with urban planning regulations and technical requirements.

Structural Design

Structural engineers determine the technical solutions that guarantee the building’s stability and safety, selecting the appropriate foundation type and calculating load distribution.

MEP Design

MEP engineers design and size the plumbing, HVAC, electrical, and ventilation systems, ensuring energy efficiency and optimal functionality of the building.

VOCA Architects coordinate the entire team of specialists – from structural engineers to MEP consultants – to ensure that all disciplines are seamlessly integrated into the project. We carefully verify their compatibility with the architectural design so that the final result is a coherent project, free from conflicts or inconsistencies between the various specialties.

We also prepare the Technical Documentation for Site Organization (DTOE), which includes construction site planning solutions and the necessary measures to ensure proper execution of the works.

These stages are critical for contracting and construction execution.

Technical Project (PTh)

Think of it as the complete manual of your future building. It includes everything needed for:

Building Permit approval

Accurate budgeting

Contractor selection and tendering

It covers general plans, structural calculations, bills of quantities, and technical specifications – everything required to move from idea to built reality. The PTh defines exactly what is to be built and how it should be done.

Execution Details (DDE)

This is where we enter the core of execution. If the Technical Project (PTh) sets the direction, the Execution Details (DDE) act as a magnifying glass—capturing all those essential elements that make the difference between a ‘roughly done’ job and one that is precise, well-crafted, and durable.

Through the DDE, we clearly explain:

how a wall connects to the ceiling,

what type of screw or insulation is used,

how two materials meet, or

how a technical system is installed without improvisation.

These details are vital on-site—not only for the construction teams but also for you, the beneficiary, giving you the confidence that everything is built exactly as it was designed.

ADDITIONAL SERVICES

This is a key stage for gaining a clear understanding of your project’s costs and overall feasibility.

The Feasibility Study (SF) or the Documentation for Approval of Intervention Works (DALI) are valuable tools for evaluating technical and financial options, helping to identify the optimal solution—whether you’re planning a new construction or the rehabilitation of an existing building.

Interior design is a natural continuation of the architectural process, bringing coherence and clarity to your overall spatial vision.

When developed in parallel with architecture, we can address aesthetic, functional, and technical details early on – from furniture layout to lighting, textures, and finishes.

Engaging interior design services from the early stages ensures a harmonious integration between architecture and interior layout, eliminating incompatibilities or costly changes later on. This way, you achieve a well-thought-out space — from the beginning to the final detail.

For us, accurate budgeting is a fundamental part of any architectural project. We are fully committed to the process, establishing a detailed budget that meets your requirements and reflects the specifics of the project.

In collaboration with the team, we prepare bidding briefs for each supplier and obtain competitive offers for materials and services. We closely monitor the entire procurement process, ensuring that the budget is respected and all offers meet the standards set by the project.

This way, we guarantee that resources are used efficiently and that the project stays within the agreed parameters.

Author Supervision means that we, as the authors of the project, are by your side and the construction team’s – not only on paper, but on site as well.

During the execution phase, it is essential that all works are carried out according to the project, without deviations or improvisations. This is where author supervision comes in: a service through which the architect ensures the correct implementation of all proposed technical solutions. It is a form of specialized technical assistance provided by the architect or design team throughout the entire construction process.

COMPLEMENTARY SERVICES

Topographic Survey

Provides precise data on plot limits, slopes, and elevation levels, essential for correct positioning of your building.

Geotechnical Study

It determines the composition and load-bearing capacity of the soil, allowing for the design of an appropriate foundation. This study is essential for developing a safe and efficient structural system, providing the structural engineer with the necessary data to correctly size the building’s foundation and overall structure.

The Detailed Urban Plan (PUD) and the Zonal Urban Plan (PUZ) are fundamental technical documents in the urban planning process, aimed at regulating and organizing land development in a coherent, functional, and sustainable manner.

Zonal Urban Plan (PUZ)

Regulates land use within a larger area (usually a neighborhood or locality), establishing general construction rules, building height limits, land use designations, infrastructure guidelines, and more.

Detailed Urban Plan (PUD)

Provides detailed regulations for a specific project within a PUZ-regulated area, offering precise information about site layout, buildings, green spaces, traffic circulation, and other technical aspects for a particular plot or group of plots.

After obtaining the Urban Planning Certificate, additional studies may be required, depending on regulatory requirements and the specifics of the site. These studies are an essential part of the documentation needed for obtaining construction permits. Far from being merely a legal obligation, they represent a way to ensure the proper integration of the project within its urban and natural context, in compliance with ecological, cultural, and technical standards.

High-Efficiency Alternative Systems Study

This study is mandatory for all projects and serves to assess whether alternative solutions for heating, cooling, hot water, or electricity (such as solar panels, heat pumps, etc.) can be integrated. Even if these solutions are not ultimately implemented, the analysis is required to demonstrate a sustainable approach that complies with current legislation.

Historical Study

Mandatory for interventions on existing buildings located in protected built areas or on historical monuments. This study documents the evolution and cultural value of the built heritage, guiding the intervention process to ensure respect for the architectural character and identity of the site.

Sunlight Study

This study analyzes the impact of the project on the natural lighting of both the building and its surroundings. It supports the optimization of the building’s orientation and shape in order to maximize sun exposure, reduce shading or dark zones, and ensure comfort and energy efficiency.

Project management ensures that each stage runs smoothly, on time, and within budget. We coordinate specialists, monitor progress, and handle all technical and administrative aspects — so you can focus on your vision while we take care of execution quality and planning control.
